Even outside of quiet hours, be mindful of neighbors. You're in a residential building, and we must maintain its peaceful atmosphere. Please avoid loud noises, slam-free doors, loud shouting, running/jumping, loud music/TV, wear soft shoes, etc.
Never ring neighbors’ doorbells. If you need anything, use our contact info.
No additional guests are allowed beyond your reservation unless authorized in writing.
If you dirty a common area, please clean it immediately.
It is forbidden to hang or shake clothes, towels, rugs, flags, or any other items outside the balconies.
We have a device that monitors sound levels (decibels only). It does NOT record conversations — it ensures a peaceful environment for everyone.
❌ PENALTIES IN EXTREME CASES:
Disrespectful behavior and disturbing the peace are taken very seriously in this community.
Failure to follow quiet hours may result in neighbors calling the police, fines, or even eviction without refund.
If we receive justified complaints from neighbors, a €200 fine may be charged — this goes directly to the building’s maintenance fund as per condo rules. In such extreme cases, we will not refund your deposit to cover the fee.
Naturally, this does not apply to normal living noise or innocent slip-ups. This is only about clearly disruptive behavior.

For your safety and that of your belongings:
-Always close the front door of the building when entering or leaving.
-Never carry the apartment keys along with the address — if lost, no one will be able to access the home.
🚛 TRASH
There are trash bins located in front of the building entrance.
⚡ ELECTRICITY & ENERGY
As in all apartments… if you use several high-power appliances at the same time (e.g., washing machine, hair dryer, toaster), the breaker may trip. This is normal — just reset it at the electrical panel.
Help save electricity! Turn off heaters, TV, lights, and other devices when you leave.
Live like a local – don’t overheat the home!
In Portugal, it's not common to keep homes very warm. Houses aren’t designed for that, and gas/electricity is expensive. Instead of walking around in shorts and t-shirts indoors during winter, we wear warmer clothes and heat just enough to stay comfortable.
The rental price includes electricity costs up to €150 per month. This is more than enough with responsible usage, even in winter, but not if guests leave heaters running all day and night.
🏠 HOUSE & EQUIPMENT
Do not take white towels or any house items to the pool.
Never leave keys in the lock from the inside — it will be impossible to open the door from outside. We’ll have to call a locksmith and charge the cost.
Please report any damage caused — we will sort it out.
🕒 CHECK-IN
Check-in from 3:00 PM / 4:30 PM.
You may arrive at 11:30 AM to drop off luggage and get the keys.
Note that the house might still be being cleaned and you may not stay while cleaning is in progress.
Please inform us of your arrival time as early as possible after booking.
If you prefer, we can meet you at the apartment to let you in, show you around, and answer any questions.
However, please note that late check-ins incur a fee: €10 for arrivals after 8 PM, €20 after 11 PM, and €30 after 1 AM — payable in cash to the person doing the check-in. Check-ins after 1 AM may not always be possible.
