This apartment is located on Rua de São Marçal, in the heart of Príncipe Real. It is one of the most elegant and sought-after neighbourhoods in Lisbon, with design shops, cafés and excellent restaurants. It is just a few minutes' walk from Bairro Alto and Miradouro de São Pedro de Alcântara, and very close to Lisbon Botanical Garden.

Check-in is self-service, via a personal access code, available between 15:00 and 16:30, with check-out by 11:00. If you prefer, in-person check-in can be arranged upon request, with a fee of €10 for arrivals after 20:00, €20 after 23:00 and €30 after 01:00 (may not be possible after this time). Please note that the building has no lift, the apartment is on the 3rd floor, so it is not suitable for people with reduced mobility. The area is difficult for parking, and the nearest car park is recommended, about 10 minutes' walk away.
There is a mandatory quiet hours period between 22:00 and 08:00, with an active noise monitoring system. The apartment is not suitable for groups intending to go out at night and return late, under penalty of immediate eviction without refund. Smoking, pets and parties are not permitted.

⚡This apartment is located in a historic part of Lisbon, where the electrical system has some limitations. If you use several high-powered appliances at the same time (such as the washing machine, hairdryer, toaster, water heater, etc.) the safety breakers may trip. This is normal — you have to go to the fuse box and switch all the breakers back on.
🔇Parties are not allowed.
🔊 We have a device in our apartments that monitors noise levels. It does not record conversations — it only measures sound/decibel levels. This helps ensure a peaceful environment for everyone.
✅ CHECK IN RULES
The building and apartment doors are opened using a code. Before your arrival, we will send you a detailed self check-in instructions. Including all the necessary codes.
The apartment will be cleaned and ready for you between 3:00 PM and 4:30 PM.
Unfortunately, we are unable to offer early check-in — the previous guests check out at 11:00 AM and the apartment is thoroughly cleaned and prepared for you. The only way to guarantee an early check-in is to book the previous night.
If you prefer, we can also meet you at the apartment upon arrival! Show you around and answer any questions you may have. In this case, a late check-in fee applies: €10 for arrivals after 8:00 PM, €20 after 11:00 PM and €30 after 1:00 AM. This fee must be paid in cash directly to the person doing the check-in. Please note: in-person check-in may not be possible after 1:00 AM.
👋 CHECK-OUT RULES
You have to be ready to leave the apartment by 11:00 AM! ⏰
Please make sure that you carefully close the apartament door!
If keys are provided, kindly leave them on the dining table before you leave.
Unfortunately, staying past 11:00 AM is not possible.
🔉EXTERNAL NOISE
Most guests have no issues with noise.
The windows are well insulated - when closed the interior is quiet. But, as with any city apartment, some outside noise may still be audible despite the insulation.
🔧 OWNER ACCESS
On some occasions, authorized personnel may need to access the property for maintenance or other necessary tasks (e.g., the owner, building manager, cleaners, repair technicians, etc.). We will do our best to avoid this whenever possible.
